Building a new home can be a challenging and exhausting undertaking, full of unexpected twists and turns. Since each new home construction project presents its own set of unique circumstances, there is no way to completely prepare for what your own home building experience will bring. But these seven basic tips are sure to serve you well as you plan to build your new construction home.

" Avoid over-building or under-building: Your home should fit in with the homes around it. A home that is way too big or too small can be a detriment to the neighborhood and could be difficult to sell at a desirable price when the time comes.
" Keep resale in mind: No matter how long you plan on living there, some day you will need to sell your home. If your home has too many quirky design features, it could be challenging to find a buyer who appreciates the home the way you do. You don't want to customize it to the point no one else can see themselves living in it.
" Choose the right contractor: Home builders come in all shapes and sizes. Choose the most reliable, most experienced and best-recommended builder that your budget will allow. You will thank us over and over again for heeding this advice.
" Expect and prepare for delays: You may hire one builder, but that builder will inevitably hire subcontractors to complete various aspects of the home building project. The roof will not be completed by the same men who install the floors or do the painting. Supplies can be back-ordered. Workers can be delayed on other projects offsite. Government inspectors can be backlogged and take days or weeks to approve construction phases. Expect delays. Sometimes delays can shut down an entire construction job.
" Be prepared to adjust your move-in date. Because of the potential for the delays mentioned above, you'll need to be flexible, realistic and patient. " Monitor the progress closely: During the construction process, builders can often accomplish a considerable amount of work in a very short time. This can be good or bad and sometimes irreversible. If you are not there to observe and consult daily or even several times a day, items can be completed in a manner inconsistent with your desires. Catching a mistake quickly can save everyone time, expense and aggravation.
" Keep track of costs: Communicate constantly with your builder to keep costs on budget and under control. The marble flooring you want is no longer available from a supplier, so it will have to be shipped from Italy, but it will cost more. Can you bear the cost or do you need to choose something that is available locally and falls within your budget?
